The Site

The site is currently an arable field. Its proximity to existing housing creates a strong connection with the development to the north, east and West making it a logical and practical location for new homes. This relationship underlines the site’s suitability as an extension of Oakham.

Planning permission for up to 84 new homes to the south-east of the site has been granted. Once completed, this new development will further enclose the site on its eastern boundary, strengthening its position as an appropriate and well-integrated location for residential development.

There is a pressing need for additional housing within Oakham and the wider Rutland area, and Oakham is a sustainable location to accommodate additional housing growth.

Combining Oakham’s location in the heart of Rutland and its function as the county’s main service centre with its wide range of services and facilities, means that the town could support the proposals at land off Brooke Road. The town centre, railway station and a number of schools are all easily accessible via sustainable travel options, reducing the need for car travel.
